Explanation of the heating system changeover and instructions on how to use the radiators correctly

As part of the switch from decentralised gas heating to a centralised district heating system for our building, adjustments have been made to the heating system. In this context, we would like to explain why the flow temperatures have been reduced, why the radiators now feel less warm, and how to operate the radiators correctly in future.

1. Switch from individual gas heating to district heating

The previous gas-fired individual heating system was a decentralised system in which each residential unit generated heat individually at comparatively high flow temperatures. The new district heating supply, on the other hand, operates as a centralised, highly efficient system designed for continuous and energy-efficient heat distribution. 

District heating systems are designed to operate at lower system temperatures, as this:

  • reduces energy losses, 
  • lowers primary energy requirements, 
  • increases the efficiency of heat generation and 
  • meets statutory climate protection requirements. 

2. Legal requirements (Building Energy Act – GEG)

The Building Energy Act requires heating systems to be operated as economically and efficiently as possible. This includes ensuring that the heating is set so that it does not consume more energy than is necessary to achieve the desired room temperature.

The so-called flow temperature – that is, the temperature of the heating water – is therefore optimised within the limits of what is technically possible. The aim is to operate the system efficiently and save energy.

The following applies: The heating system must provide a reliable supply of heat at all times to ensure that all flats are sufficiently warm.

3. Automatic thermostat control:

Thermostatic valves regulate the heat supply automatically once the set temperature has been reached. A higher setting does not necessarily result in a higher room temperature or higher energy consumption, but it can affect the control system if the desired temperature is not reached.

4. Important information on the correct use of radiators 

Many radiators are currently still being used in the same way as with the old gas heating systems. However, this is no longer the best approach with the new district heating supply. Please therefore note the following: 

  • Do not turn radiators down permanently:
    Turning the radiators down completely (e.g. when leaving the flat during the day) causes the rooms to cool down significantly. Due to the lower flow temperatures, the subsequent reheating takes considerably longer than before. Page 2 
  • Constant setting recommended:
    It is recommended that you leave the radiators on a consistent setting during the day, rather than switching them on and off frequently. Constant heating is more efficient with modern heating systems and ensures a more comfortable indoor climate. 
  • Setting ‘3’ is not always sufficient:
    Setting ‘3’ corresponds to a room temperature of approx. 20 °C under normal conditions. Depending on the room size, the location of the flat and the outside temperature, it may be necessary to set the radiator higher to achieve the desired room temperature. 
  • Thermostatic valves regulate automatically:
    Modern thermostatic valves regulate the heat supply independently. Once the desired room temperature is reached, the valve automatically reduces the heating output. Setting the valve to a permanently higher setting therefore does not lead to unnecessary additional consumption. 

5. Ensuring room temperatures

The heating system is designed and set to ensure that the room temperatures required by law and under tenancy law can be achieved. Should this not be the case in individual rooms despite proper use, please notify us so that an inspection can be carried out. 

6. Summary 

Lowering the flow temperatures is: 

  • technically necessary for the efficient operation of the district heating system, 
  • legally required to comply with the GEG, 
  • energy-efficient and environmentally friendly.
